What happened

The Landlord's application for an eviction order based on a signed N11 Agreement to Terminate was granted ex-parte. The Tenants filed a motion to set aside this order, claiming they were pressured into signing the agreement. The Board heard the motion and found the Tenants' claim of duress was not credible. Consequently, the Tenants' motion was denied, and the original eviction order was upheld.

The ruling

The Tenants' motion to set aside the eviction order (LTB-L-027317-25) is denied. The Board found that the N11 Agreement to Terminate was entered into freely and not under duress. The stay on the original eviction order is lifted effective July 15, 2025, to provide the long-term Tenants additional time to secure new housing.
