What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to rent arrears, substantial interference with the reasonable enjoyment of the complex, and damage to the property. The Landlord served valid N4 and N5 notices, but the Tenant did not void the notices or respond to the Landlord's attempts to communicate.

The ruling

The tenancy is terminated. The Tenant must pay the Landlord $11,570.12, which includes rent arrears and application filing fees, minus the rent deposit. The Tenant must also pay daily compensation of $46.03 starting June 5, 2024 until the unit is vacated. If the Tenant does not pay the full amount by July 13, 2024, the Landlord may file the order with the Sheriff to enforce the eviction.
