What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The Tenants did not void the N4 notice by paying the arrears. One Tenant, Adam Boast, had vacated the unit in September 2022 without notice, while the other Tenant, Avery Boast, remained in the unit.

The ruling

The tenancy is terminated unless the Tenants pay $12,001 by September 30, 2023 to void the order. If the Tenants do not pay, they must vacate the unit by September 30, 2023, and pay $6,638.09 to the Landlords.
