What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.
The ruling
The Landlord is not looking to evict the Tenant since the rent arrears are modest. The Tenant shall pay the Landlord $636, which includes rent arrears and filing costs. If the Tenant does not pay by June 18, 2024, they will start owing interest at 7% annually on the outstanding balance.
