What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.

The ruling

The Landlord has satisfied the 'good faith' requirement under section 48(1) of the Residential Tenancies Act, 2006 and has a genuine intent to occupy the rental unit for at least one year. While the Tenant raised reasonable suspicions, they are not sufficient to cast doubt on the Landlord's intentions. The tenancy is terminated, but the eviction is postponed until October 31, 2024 to provide the Tenant additional time to find alternative housing.
