What happened
The Tenant applied for a refund of money she alleged was illegally collected or retained by the Landlord. The Tenant had paid a last month's rent deposit, a utility deposit, and a key deposit at the start of the tenancy. After vacating the unit and a new tenant moving in immediately, the Landlord failed to return these deposits despite several requests and text message confirmations. The Landlord did not attend the hearing.
The ruling
The Landlord is ordered to pay the Tenant $1,298.00 by August 9, 2025. This total includes the return of an $800.00 rent deposit, a $400.00 illegal utility deposit, a $50.00 key deposit, and the $48.00 filing fee. If the Landlord fails to pay on time, annual interest of 4.00% will apply to the balance.
