What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Tenant entered into an agreement to terminate the tenancy. The Tenant believed he was coerced into signing the N11 agreement and did not understand residential tenancy law.

The ruling

The tenancy is terminated effective September 30, 2023. The Tenant must vacate the rental unit by that date. If the unit is not vacated, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenant must also pay the Landlord $186 for the application filing fee.
