What happened

The Landlords applied to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant failed to pay the arrears specified in the N4 notice and did not attend the hearing. The rent arrears continued to grow significantly after the application was filed. The Landlords requested an order for payment of arrears and possession of the unit.

The ruling

The tenancy is terminated effective October 5, 2025, unless the Tenant voids the order by paying $10,110.00. If the Tenant does not void the order, they are ordered to pay the Landlords $3,953.41 (which accounts for arrears, the filing fee, and deductions for the rent deposit and interest) plus daily compensation of $93.90 from September 11, 2025, until they vacate.
