What happened
The Landlord applied to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant accumulated significant arrears due to being hospitalized and off work for three months. While the Tenant admitted to the arrears and expressed a desire to end the tenancy, they requested a delay in eviction to get their affairs in order. The Landlord opposed the delay, citing the Tenant's failure to pay rent since returning to work.
The ruling
The LTB ordered the termination of the tenancy effective August 15, 2025, unless the Tenant voids the order by paying the full amount of arrears and fees. If the Tenant does not void the order, they must move out by August 15, 2025, and pay the Landlord $6,295.09. The Board granted a delay in eviction (relief from eviction) due to the Tenant's recent hospitalization and medical issues.
