What happened

The Tenant filed an application (T2) alleging that the Landlord illegally entered the rental unit, changed the locks without providing keys, and harassed the Tenant. The Landlord had moved into the residential complex after the tenancy began and subsequently attempted to evict the Tenant by simply telling him to get out and changing the locks on July 21, 2025. The Landlord did not attend the hearing.

The ruling

The Landlord is ordered to pay the Tenant $4,000.00 in general damages for an illegal lockout and harassment. The Landlord must also pay a $3,000.00 administrative fine to the Landlord and Tenant Board for blatant disregard of the Residential Tenancies Act. The Tenant withdrew his request to be restored to possession of the unit.
