What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The Tenants are ordered to pay $7,386.00 to the Landlord in arrears of rent and costs. The Tenants shall pay $1,000.00 on the 15th of each month from September 2023 to March 2024, and $386.00 on April 15, 2024. The Tenants shall also pay new rent on time and in full until the arrears are paid. If the Tenants fail to make any payment, the Landlord may apply for an order terminating the tenancy and evicting the Tenants.
