Tenants Wilson Sireg Management Inc. (the 'Landlord') applied for an order to terminate the tenancy A. evict B.W.M.T.A.Z. Wilson (the 'Tenants') A. for an order to have the Tenants pay the rent they owe because the Tenants did not meet a condition specified in the order issued by the LTB on with respect to application LTB-L-022533-22. This application was heard on April 26, 2023. The Landlord’s representative Elena Jacob, A. the Tenants, represented by Linda Tranter, attended the hearing. At the hearing the parties consented to the following order. The parties agree the Tenants owe the Landlord $8,672.25 in arrears A. costs to the end of April 2023. It is ordered that: 1. Order LTB-L-012565-23 is set aside. 2. Order LTB-L-022533-22 is cancelled A. replaced with the following: 3. The Tenants shall pay to the Landlord $8,672.25 as follows:  The Tenants shall pay to the Landlord $4,000.00 on or before May 10, 2023.  The Tenant shall pay to the Landlord $400.00 on or before the 20th day of each consecutive month commencing May 2023 A. continuing through March 2024.  The Tenants shall pay to the Landlord $272.25 on or before April 20, 2024. The Tenants shall also pay to the Landlord the lawful rent in full A. on time for each consecutive month commencing May 2023 A. continuing through April 2024. 5. In the event the Tenants fail to make the above said payment in full A. on time, the entire balance of the amount set out in this Order will become due A. payable forthwith under 2023 ONLTB 34790 (CanLII) this Order. The Landlord shall be entitled to apply to the Board, no later than 30 days after a breach of this Order, without notice to the Tenants, for an Order terminating the tenancy A. evicting the Tenants A. for any arrears that become due after the date of this order, pursuant to Section 78 of the Residential Tenancies Act, 2006.
