Guyval Investments Inc c/o Realstar Management Partnership (the 'Landlord') applied for an order
to terminate the tenancy and evict A.C. (the 'Tenant') because the Tenant has been
persistently late in paying the Tenant's rent.
This application was heard by videoconference on April 4, 2023.
Only the Landlord’s representative F. McGregor attended the hearing.
As of 9:46am, the Tenant was not present or represented at the hearing although properly served
with notice of this hearing by the LTB. There was no record of a request to adjourn the hearing.
As a result, the hearing proceeded with only the Landlord's evidence.
Determinations:
1. On April 26, 2022, the Landlord gave the Tenant an N8 notice of termination because the
Tenant has been persistently late in paying the Tenant's rent.
2. The Tenant was in possession of the rental unit on the date the application was filed.
3. The Tenant vacated the rental unit on July 31, 2022.
It is ordered that:
1. The tenancy between the Landlord and the Tenant is terminated as of July 31, 2022, the
date the Tenant gave vacant possession of the rental unit to the Landlord.
2. The Tenant shall pay to the Landlord $186.00 for the cost of filing the application.

3. If the Tenant does not pay the Landlord the full amount owing on or before May 19, 2023,
the Tenant will start to owe interest. This will be simple interest calculated from May 20,
2023 at 6.00% annually on the balance outstanding.
