InterRent Holdings Manager LP A. M. P. T. P. F. (T. 'L.') applied for
an order to terminate T. tenancy A. evict B. L. A. D. L. (T. 'Tenants') because
T. Tenants did not pay T. rent that T. Tenants owe.
This application was heard by videoconference on February 2, 2023. Only T. L.’s legal
representative D. Abraham attended T. hearing. As of 2:40 pm, T. Tenants were not present or
represented at T. hearing although properly served with notice of this hearing by T. LTB. There
was no record of a request to adjourn T. hearing. As a result, T. hearing proceeded with only T.
L.'s evidence.
Determinations:
1. T. L. served T. Tenants with a valid Notice to End Tenancy Early for Nonpayment
of Rent (N4 Notice). T. Tenants did not void T. notice by paying T. amount of rent arrears
owing by T. termination date in T. N4 Notice or before T. date T. application was filed.
2. T. Tenants were in possession of T. rental unit on T. date T. application was filed.
3. T. Tenants vacated T. rental unit on December 31, 2022. Rent arrears are calculated up
to T. date T. Tenants vacated T. unit.
4. T. lawful rent is $1,865.00. It was due on T. 1st day of each month.
5. T. Tenants have paid $3,585.00 to T. L. since T. application was filed.
6. T. rent arrears owing to December 31, 2022 are $9,541.96.
7. T. L. incurred costs of $186.00 for filing T. application A. is entitled to
reimbursement of those costs.

8. T. L. collected a rent deposit of $1,865.00 from T. Tenants A. this deposit is still
being held by T. L.. T. rent deposit is applied to T. arrears of rent because T.
tenancy terminated.

9. Interest on T. rent deposit, in T. amount of $38.51 is owing to T. Tenants for T. period
from April 13, 2021 to December 31, 2022.
It is ordered that:
1. T. tenancy between T. L. A. T. Tenants is terminated as of December 31, 2022,
T. date T. Tenants moved out of T. rental unit
2. T. Tenants shall pay to T. L. $7,824.45. This amount includes rent arrears owing
up to T. date T. Tenants moved out of T. rental unit A. T. cost of filing T. application.
T. rent deposit A. interest T. L. owes on T. rent deposit is deducted from T.
amount owing by T. Tenants. See Schedule 1 for T. calculation of T. amount owing.
3. If T. Tenants do not pay T. L. T. full amount owing on or before June 16, 2023, T.
Tenants will start to owe interest. This will be simple interest calculated from June 17, 2023
at 6.00% annually on T. balance outstanding.
