Order under Section 69 Residential Tenancies Act, 2006 File Number: LTB-L-055149-25 In the matter of: 280 Main St N Rockwood ON N0B2K0 Between: D.P. Landlord And O. 3, 2025 A. L. Tenants Ashley L. D.P. (the 'Landlord') applied for an order to terminate the tenancy and evict A. L. and Ashley L. (the 'Tenants') because the Tenants did not pay the rent that the Tenants owe. This application was scheduled to be heard by videoconference on September 29, 2025. On that date the parties agreed to participate in Board facilitated mediation with the assistance of Dispute Resolution Officer (DRO) Rachael Kukoyi. The Landlord, D.P., Landlord Support, Stephanie P., and the Tenants, A. L. and Ashley L. participated in the mediation. As a result of the mediation, the parties requested an order on consent and I am satisfied that the parties understand the terms and consequences of their consent, including waiving their right to a hearing on this application. The Parties Agreed That: 1. The application be amended to reflect the arrears owing in Page 10 of the application as ‘$9,700’ for the period of November 1, 2024, to July 31, 2025. 2. The lawful rent is due on or before the 20th of each month starting October 20, 2025, for the duration of the tenancy. 3. The rent arrears owing to September 30, 2025, are $15,200.00. 4. The Landlord incurred costs of $186.00 for filing the application and is entitled to reimbursement of those costs. 5. Accordingly, the total amount the Tenants owe the Landlord is $15,386.00 . Order Page 1 of 3 File Number: LTB-L-055149-25 It is ordered on consent that: 1. The Tenants shall pay to the Landlords $15,386.00 for arrears of rent up to September 30, 2025, and costs. 2. The Tenants shall pay to the Landlord the amount set out in paragraph 1 in accordance with the following schedule: Amount of Payment per Month for Payment Payment Due Dates Due Date $500.00 October, 2025 3, 10, 24, 31 $500.00 November, 2025 7, 14, 28 $500.00 December, 2025 5, 12, 26 $500.00 January, 2026 2, 9, 16, 30 $500.00 February, 2026 6, 13, 27 $500.00 March, 2026 6, 13, 27 $500.00 April, 2026 3, 10, 24 $500.00 May, 2026 1, 8, 15, 29 $500.00 June, 2026 5, 12, 26 $386.00 July, 2026 3 3. The Tenants shall also pay to the Landlord new rent on time and in full as it comes due and owing for the period October 20, 2025, to July 19, 2026, or until the arrears are paid in full, whichever date is earliest. 4. If the Tenants fail to make any one of the payments in accordance with this order, the outstanding balance of any arrears of rent and costs to be paid by the Tenants to the Landlord pursuant to paragraph 1 this order shall become immediately due and owing and the Landlord may, without notice to the Tenants, apply to the LTB within 30 days of the Tenants' breach pursuant to section 78 of the Act for an order terminating the tenancy and evicting the Tenants and requiring that the Tenants pay any new arrears, NSF fees and related charges that became owing after September 30, 2025.
